&lt;p&gt;&lt;br&gt;Occupying a peaceful hillside spot just inland of Vilamoura, their quinta-style property has glorious views to the sea at the front while the back looks across undulating countryside. The beaches and world-class leisure amenities of the famous Golden Triangle are still only 10 minutes’ drive away.&#160;&lt;/p&gt;
&lt;p style=&quot;font-weight: 400;&quot;&gt;&lt;em&gt;“It was one of the first properties that Ideal Homes showed us,&lt;/em&gt;” said Carl. &lt;em&gt;“We looked at a few others, but for Hayley it was a clear winner. We loved the location, on the edge of the village of Portela-Sao Faustino, and the fact it had been fully renovated not long before, so was like brand new. It was unoccupied and as we were cash-buyers, renting on a temporary basis in nearby Loul&#233;, we were able to move fast. With Ideal Homes’ assistance we completed and had the keys to it within a few weeks.”&lt;/em&gt;&lt;br&gt;&lt;br&gt;The single-storey property includes three bedrooms, two bathrooms, an open-plan living/ dining area connected to the kitchen and a glazed family/sun room. There is also an independent one-bedroom annexe. The outside space includes a swimming pool, terrace and an outdoor kitchen-BBQ area with a bar, which Carl added to pass time during lockdown!&lt;br&gt;&lt;br&gt;The family, who relocated from the Midlands, have been in their Algarve home for 10 years now. They paid approximately &#163;420,000 for it back in 2012 and according to an estimate, currently it’s worth around €1,000,000. Recently, Carl called on Ideal Homes again for guidance purchasing a neighbouring property.&lt;br&gt;&lt;br&gt;&lt;em&gt;“Last year [2021] the owner of the villa next door offered to sell to me,”&lt;/em&gt; said Carl. &lt;em&gt;“It’s smaller than ours but it made sense for us to buy it, not to live in but to guarantee us privacy and generate some rental income. I asked Chris White at Ideal Homes to double-check that the figures worked and then I used him to get a mortgage. We’ll use Ideal Homes to manage the rentals there too. As a foreign resident, Carl has been able to qualify for the country’s Non-Habitual Residence (NHR) regime. Benefits include the exemption of most foreign sourced income from Portuguese tax for 10 consecutive years after registering. In many cases, British expats can receive UK rental income, capital gains on real estate, interest, dividends and non-Portuguese employment free of tax.&#160;&lt;br&gt;&lt;br&gt;&lt;/p&gt;

&lt;p style=&quot;font-weight: 400;&quot;&gt;&lt;em&gt;&lt;br&gt;“As a builder and landlord with properties in the UK, there were clear advantages to me applying for NHR status,”&lt;/em&gt; explained Carl. “&lt;em&gt;I took professional tax advice and we worked out that because I still had work commitments and projects in the UK, I should remain tax resident in the UK for the first few years. So we kept our previous home there and I commuted back and forth to the Algarve, adhering to the 183-day rules for tax residency, while Hayley and the boys enjoyed being full-time Portuguese residents! Thinking ahead, being in Portugal could also have significant inheritance tax benefits.”&lt;br&gt;&lt;br&gt;&lt;/em&gt;Three years ago, Carl was able start spending less time in the UK, so he applied to become a resident in Portugal and used Ideal Homes to help him apply for the NHR scheme. &lt;br&gt;&lt;br&gt;&lt;em&gt;“Things have worked out well,”&lt;/em&gt; said Carl. &lt;em&gt;“The boys settled easily into the international school, where initially we made them follow the Portuguese syllabus to help them with the language. The Algarve is a very social place and we spend a lot of time entertaining or visiting other expats’ homes.
